The term project delivery refers to the process by which a project moves from concept through construction and occupancy. While there are numerous variations, essentially there are four project delivery methods: Design - Lump Sum Bid based on complete documents - Construction (also known as traditional hard bid); Construction Management at Risk; Construction Management Agency; and Design/Build. Each has its advocates, and, in reality, each has its place.
This panel will explore why so many alternatives have emerged, why an owner may elect to select one option versus others for particular projects, what the owner's expectations are for the outcome, and what the owner's expectations are for the various members of the design and construction team, including his/her own staff, as well as service providers.

Bruce Lea is the Senior Business Development Manager with Gilbane Building
Bruce Lea is the Senior Business Development Manager with Gilbane Building Company, a national construction services firm with more than $3 billion in annual volume. Bruce is widely respected as one of the nation’s premier marketing professionals, and has been described as one of the pioneers of marketing in the design and construction industry. He was one of SMPS’ earliest members and served as President of the national organization in 1986. Bruce is a graduate of the University of North Carolina at Chapel Hill and also holds an MBA from Old Dominion University.
Panelists:
Mark D'Arcy offers unique perspectives of project delivery processes by virtue of his experience as both an owner and builder. Currently, Mark is a Project Executive and Regional Healthcare Group Leader with Gilbane Building Company, providing overall leadership for Gilbane’s healthcare construction
operations in the southeast. Prior to joining Gilbane in 2004, Mark was the Director of Planning and Operations at the William Beaumont Hospital in Royal Oak, Michigan. Mark holds a Bachelor of Science in Construction economics from the University of Dublin, Ireland, and an MBA from Wayne State University.
Steven Lange has a Master of Architecture degree with a specialty in Health Care Design from Clemson University. After graduation he moved to Atlanta and worked for several well known A/E firms on both health care and research facilities. Mr. Lange took his background in these areas to Emory University and Jones Lang LaSalle where he worked as a Project Manager. Having worked as a designer, owner and consultant he brings a unique perspective to the design and construction process.
Jason Hughes has a diverse background from both a hospitality and multifamily residential aspect in delivering a project to and for the owner. He has worked both for a general contractor (Batson-Cook) and is now currently employed with Novare Group, a multifamily residential and mixed-use developer here in Atlanta. Jason is a graduate of Southern Polytechnic State University with a degree in Construction Management and a concentration in Development. Some of his projects include The Cloister Hotel in Sea Island, TWELVE Centennial Park in Atlanta, and other numerous condominium projects in the southeast.
Jeff Lacksjoined the Georgia State Financing and Investment Commission in 2006 as the Contracts Manager in the Construction Division’s Procurement Services unit. This office is responsible for procuring construction related services for various state agencies. His office also facilitates the Qualification Based Selection (QBS) process for GSFIC administered projects. Jeff received a Bachelor of Science degree in Business Administration with a concentration in Real Estate and Urban Development from Georgia State University in 1986. His career in public service with the State began in 1990. Prior to joining state government he worked in the Mortgage Banking industry as a loan officer.
